Can you hold a place before I apply?
I am afraid we cannot. Tenant applications are processed on a first come first serve basis. This does not necessarily mean that the first tenant to apply gets the property however. We have a rigorous background check that ensures that it is a good fit for all parties. We want expectations on both sides to mesh. -
Do I pay first month’s rent and last month’s rent with my security deposit?
We take certified funds in two checks at move in, one for the first full month’s rent (prorations occur in the second month) and the other for the security deposit. In cases where the move in is more than 2 full weeks away we will require the first rent to hold the unit. In some cases we may open the online portal for a web payment but that is at the discretion of accounting. -
How old do you have to be to apply?
We prefer tenants over the age of 25 and do not prefer co signers. That said we do occasionally consider these. But only when references are strong. -
Is the deposit refundable?
The security deposit is always refundable as long as there is no damage and all rent is paid. Additionally, proper notice and move out behaviors are required and can affect the balance due at move out. -
Who needs a cosigner?
If you do not have adequate income or credit we might consider a cosigner. -
You have a property I want to rent. How do I apply?

How do I pay rent?
All tenants have access to an online portal to pay rent and place maintenance requests. This is important and needs to be kept up to date and some urgent notices are also sent through that system. For example freeze warnings. -
I want to get a pet. What do I do?
You will need written permission and it will need to be added to the lease documents. There may also be a pet fee. This is best arranged before move in but can occur mid lease with the proper communication. -
I want to move out, but my roommate wants to stay. What do I do?
We charge a small fee to process this. If a new roommate is moving in they will need to go through the same application process before they do move in. We need to be informed well in advance when this is occurring. We can not ever have a scenario where none of the original tenants remain in the property. -
My lease expiration is coming and I want to move out. What do I do?
We require a 60 day notice. There is a place in the tenant portal to process this. -
Who is responsible for paying for repairs & maintenance requests?
Regular maintenance is the responsibility of the owner. Damage or mis use would be billed back to the tenant. For example plumbing clogs or debris in a garbage disposal.
